How we reach a number

More than the last sale plus inflation.

Taking the last sold price and adding the Land Registry House Price Index often works. But not always, and when it goes wrong it can go badly wrong. That's why we don't rely on one formula.

Several methods

We estimate each home in more than one way, then show you the weighted central figure, a likely range and how closely the methods agree.

Rogue sales filtered out

By blending different datasets, we reduce the effect of outliers, such as a buyer who overpaid or a seller who needed to move quickly.

No number if we're not sure

If we can't gather enough data for a sensible estimate, we won't give you one. You'll never get a guess dressed up as a figure.

What you'll see

The evidence, not just the answer.

Every valuation shows you how the estimate was built, so you can make up your own mind.

  • The estimated value, with a low and high range
  • Each method's estimate, side by side
  • Property type, floor area and price per square metre, where we hold them
  • Previous sales of the property
  • Recent sales nearby
  • The highest recorded sale on the street
  • Local discussion, where owners and neighbours can add what the data can't see

Reading a valuation

What a valuation can and can't tell you.

RICS defines market value as the amount a willing buyer and a willing seller would agree in an arm's-length deal, where both know the facts and neither is under pressure. Real life is messier. Some buyers pay over the odds for the house they've fallen for, and some sellers accept less because they need to move.

Any computer model also has blind spots. It can't see the extension built since the last sale, the new kitchen or the damp in the back bedroom. If a home has been redeveloped, its last sale says little about what it's worth today.

So treat our estimate as a well-informed starting point, and a useful check against an asking price. It isn't a formal valuation, and it doesn't replace a RICS surveyor or an agent who knows the street.
