The new ceiling allows sound insulation and wiring to be hidden. As the floor is not to be touched wiring would else have to go in the walls.2. Removing the modern partition enclosing the existing WC/cupboard at the landing area and re-ordering this area to provide a new WC/utility area to better reveal the existing window3. The insertion of a complete false ceiling in the bathroom to enable noise insulation to be introduced and also to enable wiring for downlights. The lowered ceiling also makes the room easier to heat.

The water has caused damage to the ceiling fabric and concrete rubble infill. The concrete rubble infill is circa 1950 and isn't appropriate for sound/fire proofing compared to modern day equivalents. The concrete floor and infill is where original sleeper walls and timber floor once occupied. It is proposed to remove floors and rubble and install beam and block over sleeper walls with adequate ventilation. This will alleviate the damp condition beneath the floors. Replacing the asphalt to the patio and installing shallow drains will take water away from entering the building.Concrete between ceiling joists will be replaced for an appropriate Insulation typically by Celotex.The asphalt under the patio will be replaced for new to match existing.Shallow Aco drains will be installed to the patio area to give adequate run off taken to existing storm water system.Concrete floors will be replaced with beam and block on sleeper walls.Ceiling fabric will be replaced with 2No. sheets of 15mm plasterboard to give added fire resistance to the flat above.
