Change of Use of internal layout of the existing studio building to create a one-bedroom holiday rental (This is on my premises with dual access to the B1117)
Listed Building Consent - The works started as a repair to the very rotten timber sole plate on one rear elevation. The hard, cementitious non-breathable render (20mm-40mm) over expandable metal lathes on this elevation was in very poor condition and was stripped off gradually to determine the extent of the repairs required. There was deterioration of the frame underneath with fungal spore infestation. The timbers have been repaired and treated and 90% of the Hazel wattle clay and straw daub has been retained. We would like to insulate with hemp and, using wooden lathes, replaster using hair/lime/chalk plaster with 3 coats of lime wash to finish to provide a breathable elastic covering.
